Juneau buyers often compare a Mendenhall Valley house, a Douglas condominium and an Auke Bay property within the same search. Those choices can produce very different association costs, maintenance responsibilities and insurance needs. For state workers, the strongest starting point is a documented income review paired with a realistic estimate of each property’s full monthly cost.

Document employment before choosing a payment

Salaried employment, seasonal work, overtime and additional jobs are not interchangeable in mortgage underwriting. Provide current pay records and employment history, and identify any expected changes before setting a maximum purchase price. Households with legislative-session or seasonal earnings should ask how much of that income can be counted.

Alaska has no state personal income tax, but take-home pay still needs to cover federal taxes, retirement contributions, insurance and ordinary living expenses. There is also no state sales tax, although Juneau has a local sales tax. Keep those distinctions clear when building a relocation budget.

Compare AHFC First Home Limited and First Home through the Alaska Housing Finance Corporation. Ask about income limits, ownership-history rules and Closing Cost Assistance instead of assuming that every first purchase fits every program.

Give condominium documents time to matter

A condo’s asking price is only part of the financing picture. The lender may need to review the project as well as the individual unit.

Review itemBudget or financing question
Association budgetAre dues supporting ongoing obligations?
Reserves and assessmentsIs a major owner contribution approaching?
Master insuranceWhat coverage must the buyer add?
Building conditionAre significant repairs outstanding?

For detached homes, investigate drainage, roof condition, moisture management and any site-specific hazard exposure. Obtain an insurance quote early enough to influence the purchase decision.

Compare limits, energy benefits and closing cash

Juneau’s 2026 one-unit conforming loan limit is $1,249,125. Alaska’s FHA statutory floor starts at $811,930 statewide; use HUD FHA Mortgage Limits to review the applicable property category when comparing programs.

A qualifying AkWarm rating may open AHFC Energy Efficiency Interest Rate Reduction options for a new or existing home. Request the actual rating and a lender calculation of the benefit.

Use the closing cost estimator for upfront funds and the monthly payment calculator for recurring expenses. Alaska Home Savvy can help compare homes using consistent assumptions, with condo dues and insurance included rather than hidden behind a lower advertised mortgage payment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
